Homebuyers comparing property markets in South Africa and Botswana face different price ranges, with October 2026 data showing a higher median asking price for houses in Gaborone than in Johannesburg.
The median asking price in Johannesburg stood at R1.48 million, while houses listed in Gaborone had a median price of P1.65 million, equivalent to approximately R2.03 million.
The figures indicate a difference of around R548,000 between the two cities. However, the comparison is based on advertised prices for properties that may differ in size, location and condition.
Johannesburg Listings Show a Wide Range of Prices
Property platform ImmoAfrica recorded more than 4,100 active house listings in Johannesburg in October 2026.
Its data showed that the median asking price was R1.48 million, with half of the listed properties priced between R970,000 and R2.25 million.
The figures also varied according to the number of bedrooms. Three-bedroom houses had a median asking price of R1.399 million, while four-bedroom properties recorded a median of R2.1 million.
The prices provide an indication of the options available to buyers in Johannesburg, although the amount requested for a property can vary significantly between suburbs and according to the features of individual homes.
Advertised prices also do not necessarily reflect the final amounts agreed upon when properties are sold.
Gaborone Property Market Records P1.65 Million Median
A property market snapshot published by Sam Associates Botswana in October 2026 placed Gaborone’s median asking price at P1.65 million across 29 houses.
Using the Bank of Botswana exchange rate of P1.2287 to R1 on 21 October 2026, the median translates to approximately R2.03 million.
This puts Gaborone’s median asking price around R548,000 above Johannesburg’s, based on the figures available for the two cities.
However, the datasets do not compare identical properties, and the Gaborone snapshot covers a much smaller number of listings than the Johannesburg data.
The difference should therefore be understood as a comparison of advertised prices rather than a definitive measure of overall housing affordability in the two countries.
Houses Outside Gaborone Have Lower Median Prices
Buyers considering properties beyond Botswana’s capital may find lower asking prices.
According to Sam Associates, houses outside Gaborone had a median asking price of P875,000. At the exchange rate used in the comparison, that amounts to approximately R1.07 million.
This figure is below the median asking price recorded in Johannesburg and substantially lower than the Gaborone median.
The data suggests that property prices in Botswana vary by location, meaning buyers looking beyond the capital may encounter different price ranges.
Buyers Must Consider More Than Advertised Prices
The October 2026 figures show that Johannesburg had a lower median asking price for houses than Gaborone. However, they do not establish which country is cheaper across its entire housing market.
Property size, condition and location can influence prices, while financing costs, legal fees and other purchase expenses also contribute to the overall cost of buying a home.
The comparison provides a snapshot of advertised house prices in Johannesburg and Gaborone, rather than a like-for-like assessment of properties or a comprehensive measure of affordability across South Africa and Botswana.
