The proposed summer home construction on Stinson Beach in California has ignited a heated debate, pitting property rights against coastal conservation concerns.
Brian Johnson’s permit application to build a summer home near his family’s property has been pending for over nine years.
Johnson, who is the majority owner, seeks to construct a 1,488-square-foot house on the vacant lot that has been in his family for nearly 90 years.
The proposed project also includes a detached garage and a new septic system on the 15,200-square-foot lot.
Members of the Marin County Planning Commission have expressed reservations about the project, citing concerns about sea-level rise and environmental protection.
The debate has garnered attention from climate activists who worry that building a home on a sand dune in an area where a $50 million state-funded dune restoration project is under consideration sets a concerning precedent.
An appeal from two of Johnson’s neighbors is set to be voted on by the Marin County Board of Supervisors, with potential further appeals to the California Coastal Commission.
The objections likely stem from apprehensions about the impact on the coastal environment and a desire to respect the property rights of others along the beach.
Brian Johnson maintains that the project is respectful of the previously existing house’s site and argues that the commercial designation is only in name due to his plans for the property.
Environmental reviews have been conducted, and he has spent $335,000 in the process.
Johnson’s aim is to use the house himself and potentially rent it out.
The debate over the Stinson Beach property underscores the challenges of balancing property rights and environmental conservation in a rapidly changing coastal landscape.
