Mauricio Umansky, the real estate mogul and star of Buying Beverly Hills, seems to be embracing life after separation.
More than two years after parting ways with Kyle Richards, 55-year-old Umansky was recently spotted enjoying a cozy evening out with another woman, sparking rumors about a new romance.
A Romantic Night Out in West Hollywood
On Wednesday evening, Umansky was seen with FBoy Island alum CJ Franco, 34, at the trendy West Hollywood restaurant Craig’s.
Observers say the chemistry between the two was unmistakable.
At one point, Umansky gently kissed Franco’s cheek, nuzzling her as she tilted her head back, eyes closed, smiling.
The pair looked relaxed and happy, with Franco bundled up in a tan coat and brown beanie, while Umansky kept it casual in a black sweater and jeans.
Representatives for both Umansky and Franco have yet to comment publicly.
CJ Franco’s Recent Breakup

He’s also been taking dating advice from his three daughters, who want him to find happiness while keeping it age-appropriate.
“The biggest advice they give from their perspective is: ‘Dad, we want you to be happy.
We want you to enjoy yourself, but be age-appropriate,’” he said.

Umansky shares three daughters with Kyle Richards: 29-year-old Alexia, 25-year-old Sophia, and 17-year-old Portia.
He is also stepfather to Richards’ eldest daughter, 36-year-old Farrah Aldjufrie.
Although the couple announced their separation in July 2023 after 27 years of marriage, divorce papers have yet to be filed.
