A charming timber beach hut, offering breathtaking views over the Jurassic Coast, has just gone on sale for £225,000.

Nestled near Monmouth Beach in Lyme Regis, Dorset, the property—aptly named Sea Spray—has captured attention for its stunning seaside location and carefully designed interiors.

A Unique Coastal Escape

Sea Spray measures 17ft in length and almost 15ft in width, with most of the space dedicated to a versatile main room.

A separate shower room completes the layout.

The property includes a compact kitchen area with an electric hob, oven, microwave, and fridge with icebox, as well as a dining zone and a cosy living area with a two-seater sofa and armchair.

Double bunk beds at the back provide extra sleeping space.

Renovation Inspired by Necessity

The current owners, Karen and Steve Williams, bought the chalet in 2020 for just under £150,000 after Steve’s Motor Neurone Disease diagnosis made overseas holidays impossible.

Over three months, they invested £53,000 to demolish the old structure and replace it with a fully accessible off-site built chalet.

Air conditioning powered by an air source heat pump ensures comfort year-round.

Eco-Friendly Features

Beyond its luxury interior, Sea Spray is equipped with mains water, drainage, and electricity, complemented by eight solar panels on the roof.

These panels have eliminated electricity bills and even allow the owners to sell excess energy back to the national grid, creating a sustainable coastal retreat.

Council Restrictions and Costs

While the hut offers fantastic amenities, there are some limitations.

Overnight stays are only permitted for ten months each year, as the council shuts off the water supply during January and February.

New owners will also face an annual site fee of around £3,500 and a 10% transfer fee to put the lease in their name.

However, the hut’s popularity with tourists could generate tens of thousands of pounds annually through short-term rentals.

Outdoor Lifestyle and Scenic Views

Outside, the hut boasts a front garden, raised patio terrace with deck chairs, and two storage sheds at the back.

An off-road parking space adds convenience.

Its prime location lies just west of Lyme Regis’ historic Cobb harbour wall—a site immortalised in Jane Austen’s Persuasion and the film The French Lieutenant’s Woman.

The beach itself, named after the Duke of Monmouth, is popular with fossil hunters and history enthusiasts alike.

Owners Reflect on Memories

Karen Williams reflected on their time at Sea Spray: “I’ve been visiting Lyme for 30 years and always dreamed of owning a chalet here.

After Steve’s diagnosis, this became our special project.

It’s a space designed for comfort and accessibility, and we’ve made many happy memories here.”

Steve Williams added: “The area is peaceful, with hardly any seagulls, probably due to the fishing boats unloading in town.

The microclimate keeps it pleasantly warm, and the patio is wonderfully sheltered from strong winds.”

Agent’s Perspective

Wes Holmes of Fortnam Smith & Banwell, handling the sale, said: “Sea Spray offers a cosy, one-bedroom coastal retreat just a row behind the beach huts.

Its elevated, sheltered position gives privacy while keeping you close to the shoreline.

From the deck, you can enjoy the waves, fresh sea air, and the ever-changing colours of the Jurassic Coast—ideal for morning strolls, fossil hunting, or simply unwinding.”

Impact and Consequences

This sale highlights the growing demand for unique coastal properties that combine luxury, accessibility, and sustainability.

With tourism booming in Lyme Regis, new owners could benefit financially while also enjoying a rare seaside lifestyle.

What’s Next?

Prospective buyers will need to navigate council restrictions and transfer fees, but Sea Spray’s appeal as both a holiday home and potential rental property ensures it won’t stay on the market for long.

Summary

Sea Spray offers a rare combination of accessibility, luxury, and location.

With its recent renovation, eco-friendly features, and proximity to one of Dorset’s most iconic beaches, it promises both comfort and potential financial returns for the right buyer.
