The Exotic Dream Resort came onto the market in July with an asking price of $10.5 million.

Listing agent Adam Gilbert explained the property’s distinct appeal: “It’s not only clothing-optional, but it’s a swinger-lifestyle resort.
Before it was Exotic Dream Resort, it was All Worlds Resort, a very popular gay men’s resort where clothing was optional.
It’s a very well-known property in terms of its history. If you know, you know.”
Recent Renovations and Strong Revenue
Owner Kenny Chen bought the resort in 2020 and invested around $500,000 in renovations.
Speaking to SFGate, Chen shared that the property quickly became a profitable venture: “You can make lots of money.
After the remodel, we opened on July 1, and every single month I have revenue of approximately $140,000.
The costs are pretty low. It’s a good business.”
Gilbert added that interest in the resort has been strong, despite a slightly slower sales market in the area.
“Overall, it’s a tough market right now just generally.
I’ve got a lot of interest from swinger resorts—people from all over the country or the world where it might make sense to add this to their portfolio,” he said.
Preserving Palm Springs’ Bohemian Spirit
Architect and historian Alan Hess highlighted the property’s historical significance.
“Palm Springs was not always wealthy people and movie stars.
It has a long history of bohemian lifestyles, healthy and nature-oriented lifestyles.
This, in its recent incarnation, is historically quite in keeping with Palm Springs’s character.”
The hotel, originally built in 1948, became a popular getaway spot after World War II, offering a haven for those seeking freedom and community.
Hess emphasized that properties like this help maintain the city’s unique cultural identity.
Context: Naturist Community Faces Challenges
The sale comes as the Southern California naturist scene has seen some recent setbacks.
Earlier this year, nearby Desert Sun Resort, another clothing-optional venue, closed and was converted into a more conventional hotel.
A post on the Planet Nude blog noted that the closure was “at a challenging time for the Southern California naturist community,” signaling both obstacles and opportunities for buyers of niche resorts like Exotic Dream.
